How to work out your after-tax pay as a property valuer

If you are a property valuer in Australia, your gross salary is only part of the story. What actually lands in your bank account each fortnight is your salary minus income tax, the Medicare levy, and any other deductions. This guide uses the latest official data to help you estimate your take-home pay.

Typical earnings for property valuers

Jobs and Skills Australia reports that the median weekly earnings for full-time non-managerial adult valuers is $2,744. That works out to about $142,688 per year before tax. The average weekly total cash earnings for all employees in the land economists and valuers group is $2,562 per week, according to the ABS Survey of Employee Earnings and Hours. The Australian Taxation Office data shows an average taxable income of $137,267 for tax filers in this occupation, with a median of $112,084.

These figures give you a range. Your actual property valuer salary will depend on your experience, whether you work in a capital city or regional area, and your specialisation (property, plant and machinery, or real estate). Most valuers work full-time – 84% according to Jobs and Skills Australia – and the average full-time hours are 46 per week.

Tax on your property valuer salary

Once you know your gross annual salary, you can estimate your tax using the 2026–27 resident tax rates. The first $18,200 is tax-free. Then you pay 15¢ for each dollar between $18,201 and $45,000, 30¢ for each dollar between $45,001 and $135,000, and 37¢ for each dollar between $135,001 and $190,000. Above $190,000 the rate is 45¢.

You may also be eligible for the Low Income Tax Offset (LITO). For a taxable income of $142,688, the LITO is $325 (the maximum $700 phases out completely by $66,667, but the offset is reduced by 1.5¢ per dollar over $45,000, so at your income it is $325). This offset reduces your tax bill but cannot reduce it below zero.

Medicare levy and thresholds

The Medicare levy is 2% of your taxable income. There is no exemption for full-time workers on a typical property valuer salary. The latest single-person thresholds are $28,011 and $35,013. If your taxable income is below $28,011 you pay no levy; between $28,011 and $35,013 you pay a reduced rate. Above $35,013 you pay the full 2%. Since most valuers earn well above this, you will pay the full levy.

Example take-home calculation

Let’s use the median weekly earnings of $2,744, which annualises to $142,688. Using the 2026–27 tax rates:

  • Tax on first $18,200: $0
  • Tax on $18,201 to $45,000 ($26,800): $4,020
  • Tax on $45,001 to $135,000 ($90,000): $27,000
  • Tax on $135,001 to $142,688 ($7,688): $2,844.56
  • Total tax before offsets: $33,864.56
  • Less LITO: $325
  • Tax after offset: $33,539.56
  • Medicare levy (2%): $2,853.76
  • Total deductions: $36,393.32
  • Annual take-home: $106,294.68
  • Fortnightly take-home: $4,088.26

This is an estimate. It excludes HELP/HECS repayments, the Medicare levy surcharge, salary sacrifice, and payroll rounding. Use our Take-home pay calculator for a personalised result.

Super and salary packaging

Your property valuer salary is often advertised as a base figure plus super. From 1 July 2026, the Super Guarantee is 12% on earnings up to $270,830. If your contract says $142,688 plus super, your employer contributes $17,122.56 to your super fund. This does not reduce your take-home pay – it is on top.

Salary packaging can also affect your take-home. If your employer offers it, you can pay for items like a car or laptop with pre-tax dollars, reducing your taxable income. See our Salary packaging guide for more.

Questions

How much tax will I pay on a property valuer salary of $140,000?

On $140,000 taxable income in 2026–27, you pay $4,020 on the first $45,000, then 30¢ per dollar up to $135,000 ($27,000), then 37¢ on the remaining $5,000 ($1,850). Total tax before offsets is $32,870. The Low Income Tax Offset reduces this by $325 (since your income is over $45,000, the offset phases down). Medicare levy is 2% of taxable income ($2,800). Your total deductions from salary are about $35,345, leaving take-home around $104,655 per year, or $4,025 per fortnight. This is an estimate only; your exact amount depends on your circumstances.

Do property valuers pay the Medicare levy surcharge?

The Medicare levy surcharge applies if you do not have appropriate private hospital cover and your income for surcharge purposes exceeds $93,000 for singles or $186,000 for families (thresholds for 2026–27). Many property valuers earn below these thresholds, but if your salary is higher, you may need to pay an extra 1% to 1.5% on top of the standard 2% Medicare levy. Check your income and insurance status to confirm.

Is super included in the property valuer salary figures?

No. The salary figures from Jobs and Skills Australia and the ABS are before super. From 1 July 2026, the Super Guarantee rate is 12% on earnings up to $270,830 per year. If your employment contract says 'plus super', your employer adds super on top of your base salary. Super is not deducted from your take-home pay; it is an additional benefit paid into your super fund.
